REO Property Preservation

Capp Commercial has high quality service providers to support your needs anywhere in the country. Our REO asset managers administer the maintenance and repair of our clients’ REO properties including obtaining approval on all repairs and budgets, obtaining bids, review and analysis of bids, selection of vendors and oversight of the property preservation tasks. Common services include:

• Securing the property and lock changes
• Property clean-out
• Basic property maintenance, lawn care and debris removal
• Property Management, leasing, maintenance

Our repair contractors and property and maintenance vendors are managed using a vendor management system and we welcome your scorecard to ensure that REO property preservation services are delivered according to the time frames and costs established within client service level agreements.

Property Monitoring

REO asset managers continually monitor and provide oversight of our client-owned properties. In addition to supervising needed repairs and maintenance, we oversee timely payment of all property expenses and conduct monthly inspection reports to ensure the condition of the property is upheld to client guidelines and properties adhere to local and state regulations. Our staff enters and maintains timely and accurate updates on properties and monthly status reports.

Risk Mitigation

Asset owners must make sure that they are in compliance with the ever-changing local and state regulations concerning foreclosed properties or face the risk of fines or possible litigation. Our professional REO staff continually reviews and monitors state and local guidelines on default and REO properties including redemption and confirmation rights, removing this burden from our clients’ personnel.

Capp Commercial registers every vacant property and advises our clients on the liability and risk exposure created from the properties. We ensure all vendors and service providers are aware of any changing regulations and that properties are managed accordingly. Our team ensures your vacant properties conform to local and state guidelines on trash removal, types and quality of construction materials and condition of properties to minimize impact of regulatory actions. And we provide historical records on all default and REO actions so you have a comprehensive audit trail to protect your organization.

 

Marketing, Sales and Liquidation

Capp Commercial provides REO marketing, sales and liquidation strategies for our clients that yield superior turn times and maximum return of capital.
